As I write this blog, the weather is absolutely beautiful today.  This reminds me of something I want to remind all of our tenants.  According to your lease you are responsible for yard work. 

Some people find yard work to be a chore while others can find it relaxing.  Whether you loathe yard work or enjoy it, yard work is your responsibility as a tenant in the 2nd Chance Home program.

With spring and summer just around the corner, the lawn mowing and lemonade days are fast approaching.  Please be sure to have all the appropriate tools you need to keep the yard of your home in well kept condition.  This includes the trimming of shrubs as well as cutting of grass.  If you are not interested in doing the yard work yourself you can call our office and we can give you the numbers of some of the lawn service companies we use.  Please understand, 2nd Chance Homes is not referring these companies and is not liable we simply use these companies ourselves.

The outside of a person's home is also a reflection of what is on the inside. When summer comes and we do our home visits.  Your yard's appearance is just as important as the appearance of the inside of your home and we will take that into consideration at the time of your home visit.

2009 should be your year to bloom like the flowers this spring!

I wonder sometimes if people actually read their lease. Each time I sit with clients, I take the extra 10 minutes to go through peoples lease with them line by line because there's some really important information in there.

The piece that I'm going to specifically to point out today in this blog is paragraph about door locks. The lease specifically states do not ever change the locks on your house. I repeat do not EVER change the locks on your house.

If something arises where you need the locks changed for whatever reason please contact the office. We will be more than happy to come out and change the locks but you should never do it on your own. The lease specifically states that anyone who changes the locks is in direct violation of the lease. Do you really want to be evicted for changing locks? Do you really want to throw away all you've worked so hard for in the 2nd Chance program because you changed locks?

We're here to teach you and help you take back your financial future through the power of real estate. We want to help you anyway we can. But folks...read your lease...and honor it.

WOW!  2009 seems to be flying by!  We apologize for not moving fast enough to get the classes together for everyone in February.  However, the good news is we are well on our way to having the first set in March.  Our first session will begin March 21st. 

Reserve your spot NOW!  No joke folks....space is limited.  Please call Joanne at the office to reserve your slot.  The first 10 people to register with Joanne at 404-752-9344  will be granted slots in the first class.  After that we will work according to the waiting list and have sign ups approximately two weeks before the class starts.  Sign ups will be handled through the website and via email.

Please be prepared to purchase a few small course materials.  There is a book that you will be required to purchase.  You will use this book through many of your other 2nd Chance University Classes.

Our office needs your help.  Please email 2ndchancehomes@live.com your most recent contact information.  This includes any changes in work phone numbers, cell phone numbers and an updated email address.  This information is vital for our office to be able to communicate updates in the program and our class schedule and many other exciting opportunities we have here at 2nd Chance Homes.

We can all agree that these are tough times for many of us.  All the more reason to get into a program like 2nd Chance Homes.  However, to stay here, you have to pay your rent and do so on time.  Starting now, 2nd Chance Homes will sadly enforce all late fees and penalties in the lease.  As our clients, we are here to help you any way that we can without being taken advantage of.  Over 1/3 of our current clients spent December's rent money on Christmas!  Come on people...it's time to be responsible.  We're now in the midst of evicting many of those people and literally cleaning house.  We're here to help but don't be irresponsible and expect to make your problem our problem.  Lose a job, suffer a tragedy and we'll always do what we can for you. 

Many of our owners have mortgages on the properties and need their rent checks from you & us to make their payments.  We are filing evictions every week now even though our lease does not require us to do so.  You can reinstate the lease if WE CHOOSE to for a $250 fee.....just like a payday loan.  There is a new budget form online here at the website.  Fill it out for yourself and bring it to class so we can help you start to manage your money.  Some of you have great incomes and fritter your money away on gadgets, clothes and cars.  Most of you drive better vehicles than Andy does..which is fine but that's why he is well off and maybe you aren't!

If you have bad credit, 2nd Chance Homes offers one of the only programs in the country where you can gradually get on track financially AND buy your own home with tons of equity.  If you want to get set free economically....you found the right place.  If you prefer to be a slider and make excuses...do us all a favor, give us back the keys and go live somewhere else as it will be  bad experience for all of us.  We are here to help...so use us to get to where you'd like to be in your life but leave the hustle elsewhere...  2009 will be a tough year but for some of you, you'll stop rent and start owning for less than you pay in rent!
